What is a Seller Inspection?

A Seller inspection is a visual examination of the major components of a property. Although it is performed exactly the same as a buyer inspection, minor defects and maintenance items are not addressed in the report but are recorded as an independent maintenance checklist. The Seller inspection report focuses strictly on six key areas where major defects are typically found:

Structure
(i.e. foundations, walls, and floors)

Roofing
(i.e. coverings, flashings, chimneys)

Plumbing
(i.e. piping, water heating, and fuel storage systems)

Electrical
(i.e. wiring, main service panels, and conductors)

Heating and Air Conditioning
(i.e. equipment, safety controls, and distribution systems)

Insulation and Ventilation
(i.e. attics, walls, floors, foundations, kitchen and bathrooms)

What are the benefits of a Seller Inspection?

Allows Sellers to utilize repair contractors of their own choice
The use of licensed contractors is usually required once a repair is requested by the buyer; completing the inspection prior to an offer allows the seller to self-perform the work or to hire a reputable contractor of their own choice.

Enables sellers to make the repairs on their own schedule
Scheduling repairs during the closing period is stressful and expensive; completing the repairs prior to an accepted offer enables the seller to schedule the work at their own convenience.

Eliminates last minute surprises
A buyer’s inspection, prior to closing, can uncover last minute surprises or defects; addressing these items up front will prevent the purchaser from terminating the purchase agreement.

Saves money
Sellers too often must give concessions based upon the buyer’s inspection after an offer has been accepted; utilizing the seller’s inspection report up front eliminates re-negotiations.

Saves time
Marketing a home as “pre-inspected” can be a useful tool to help the home sell faster; buyerscan view the inspection report with any applicable repair receipts when viewing the property. Obtaining bids, completing the repair work, and re-inspecting the work prior to an offer will prevent delays in closing.
